Move-Out / Move-in rental property turn - July 2025 Nasty to Amazing

Unfortunately, from time to time we have one our property managers contact us about a home that is in really rough shape.  This property was our worst of the year, and probably in the top 5 of all time for us.  Not so much for the damages left, but the sheer amount of dirtiness, filth, and garbage.  I believe the final tally was 12 loads and over 4,500 lbs of garbage.

It is amazing what cleaning up and a fresh coat paint does for a space!

We realize that some people use their garage for storage, but this wasn't storage, it more closely resembled a landfill.

Ready for some lawn equipment, or maybe someone's car or truck!

We were asked by one of the apartment complexes to replace some of their decks on the third floor.  We had units that were both empty and occupied by residents.

The deck boards were starting to lift and decay.  We removed all the decking board and stakes that were starting fail.

New pressure treated boards were installed, and the needed stakes were replaced.  After close to 20 years the accumulated dirt and debris made for quite the mess on the decks and patios below.  This was cleaned up at the completion of each deck.

While the customer requested that deck boards were left un painted, the rails and stakes needed to be re-painted to match.  The 2 person crew was able to complete a deck per day with plenty of time left over for other work orders.  We didn't want to leave a deck unsafe if we couldn't finish by the end of the day.
